USB Financial Services Inc. Signs Lease Renewal

BUFFALO, NY - Seneca One Realty, which owns and manages One HSBC Center in
downtown Buffalo, today, announced UBS Financial Services Inc. has signed a lease
renewal. The lease extends the occupancy term for an additional 10 years for 10,575
square feet of office space on the building's 37th floor.

"The lease agreement nostalgically traces back nearly 35 years ago when One HSBC
Center opened," notes Stephen P. Fitzmaurice, Seneca One Realty Chief Operating
Officer. "In 1972, Kidder Peabody, one of UBS's predecessors, was one of the building's
charter tenants and the firm subsequently was acquired by UBS. We're thrilled about the
renewal announcement and honored to have one of the world's leading financial
services firms continue to call One HSBC Center home."

The arrangement maintains the firm's close proximity to the waterfront as well as their
numerous clients in downtown Buffalo. The office is headed up by Jay Berube, Director
and Branch Manager for UBS Financial Services. The office houses 35 wealth advisors.
