Stephen P. Fitzmaurice, RPA

Stephen P. Fitzmaurice is the Chief Operating Officer and co-property manager for Seneca One Realty LLC. Mr. Fitzmaurice has worked in commercial real estate and the hospitality industry over the last 25 years, concentrating in the areas of leasing, operations, restoration/renovation, and energy management. He is responsible for the overall management and operations, as well as the leasing at One HSBC Center.

Mr. Fitzmaurice came to One HSBC Center in 1998. Previously, he was the Director of Engineering at Hyatt Regency Buffalo.

Before relocating to Buffalo, Mr. Fitzmaurice also worked for Hilton Hotel Corporation holding the position of Building Superintendent at the Waldorf-Astoria Hotel and subsequently becoming Director of Property Operations at the New York Hilton. At both hotels, he was responsible for major renovations and restoration of the public areas, banquet facilities, and guest rooms, as well as operations.

Mr. Fitzmaurice is a graduate of the School of Hotel Administration at Cornell University. He has achieved the Real Property Administrator (RPA) designation from the Building Owners and Managers Institute and is a recent graduate of the University at Buffalo's Center for Entrepreneurial Leadership (CEL) core program.

Currently, Mr. Fitzmaurice is also a board member of Buffalo Place, Inc. and the Cornell Club of Greater Buffalo, and serves as chairman of the Buffalo Niagara Partnership's Waterfront Advisory Partnership. In 2006, the Partnership named him Council Champion. He was previously a board member of Greater Buffalo Building Owners and Managers Association (BOMA), serving as president in 1997.

Stephen V. Palmeri

Stephen V. Palmeri is the Director of Engineering for Seneca One Realty LLC. Mr. Palmeri has over 14 years experience in the engineering and property management fields, primarily with One HSBC Center. He began his career at One HSBC Center in 1997 as a Building Engineer and was promoted to a Data Center Engineer in 2000.

As Director of Engineering, Mr. Palmeri is responsible for developing, leading, and managing the team of engineers who maintain the extensive physical plant of One HSBC Center. He coordinates, directs, and reviews the work of his staff and serves as the point of contact between the engineering staff and the Chief Operating Officer and Property Manager.

Prior to working at One HSBC Center, Mr. Palmeri specialized in the servicing, installation, and maintenance of heating, ventilation, and air conditioning equipment for a local contractor.

Mr. Palmeri earned his Associate's Degree in Social Science in 1993 from Erie Community College. He earned his Chief Stationary Engineer License in 2010. Along the way, Mr. Palmeri has also achieved multiple certifications, participated in numerous training courses, and attended a variety of seminars.

When he's not working, he enjoys spending time with his wife and son. He's an avid outdoorsman who enjoys camping and riding ATVs with his family.

Judy Tallman

Judy Tallman is the Controller and co-property manager for Seneca One Realty LLC. Ms. Tallman has worked in the accounting and financial industry for over 25 years and has worked the past 10 years of these years in the commercial real estate industry.

Ms. Tallman began working at One HSBC Center at the end of 2001. Prior to that, she was a practicing CPA for over 12 years, primarily with Freed Maxick & Battaglia PC,, a large regional CPA firm with a national affiliation with RSM McGladrey, Inc. Ms. Tallman also worked for four years in the banking industry.

She is a member of the American Institute of Certified Public Accountants (AICPA) and New York State Society of CPAs (NYSSCPA), as well as a member of Greater Buffalo Building Owners and Managers Association (BOMA) and a member of SHRM Society for Human Resource Management. She is a graduate of Canisius College and the State University of New York at Buffalo. Ms. Tallman is also a former board member and treasurer for the Girls Scout Council of Buffalo & Erie County Inc., from 1997 to 1998.

Kim R. Tripp (Riley)

Kim R. Tripp is the Director of Building Services for Seneca One Realty LLC. Mrs. Tripp has over 25 years of experience in the service industry, which has been focused primarily on security operation management.

Mrs. Tripp joined the management team at One HSBC Center in 2005. Prior to that, she held the position of Director of Operations for 16 years at a Western New York security service provider. In that position, she managed over 45 customer contracts and 500 security officers.

Mrs. Tripp attended the National Training Center of Polygraph Science in New York City and has also administered polygraphs and conducted investigations as a licensed polygraphist in Erie County. In 2008, she had the honor of being invited to attend the FBI Citizens' Academy. She was also on the board of the directors for the Judges and Police Conference for seven years, serving four of those years as the treasurer.

In her spare time, Mrs. Tripp spends much of her time hosting and attending events to help support our military veterans. She enjoys riding motorcycles with her husband and taking her dogs for long walks.
